Mortgage Payouts on a Sale: Why the Final Amount Can Differ from Your Balance

The balance is only a starting point

A mortgage account balance may not show the total required to obtain a release of the lender’s security on closing. Accrued interest, prepayment charges, discharge expenses, or other contractual items may affect the payout. Ask your lender about the terms before estimating your proceeds.

Identify every secured account

A property can secure more than one borrowing arrangement. Provide mortgage and secured-line-of-credit details, account information, and relevant lender contacts. Do not assume a loan can remain secured after a sale unless the agreed transaction and lender requirements permit the arrangement.

Keep timing and instructions aligned

Payout figures and instructions are tied to the anticipated completion. A revised closing date or financing change may require updated information. Late or incomplete lender records can affect the legal preparation, so tell the office about changes and requests already made to the lender.

Understand the proceeds calculation

The legal closing statement brings payouts together with adjustments and other payable expenses. If the proceeds are needed for another purchase, discuss the estimated amount and dates early. Maki Law can explain the legal closing figures while the lender confirms its charges and release requirements.
