Financing & Mortgage Review for Condos

A condominium purchase needs coordinated financing and legal documentation.

Reviewing a real estate contract

Connect the parties early

Provide lender details, the agreement, and condominium documents. Confirm that mortgage instructions will reach our office in time.

Mortgage calculations and model home

Prepare for funding

Tell us about changes to financing, borrowers, or intended ownership. We explain the legal documentation and registration requirements within our retainer.

The financing commitment and the condo

Lender requirements can involve the unit, corporation information, insurance, and the title interests included in the purchase. Approval and legal closing instructions remain separate stages.

Know the security being provided

Review the loan amount, repayment terms, prepayment provisions, and any guarantees or additional security. Questions about the lender’s commercial terms should be resolved before execution.

Occupancy and final-closing timing

A pre-construction purchase may involve interim occupancy before mortgage funding and ownership registration. Financing available when the agreement was signed may need updating for the final closing.

Plan for changes

Tell us if the lender, amount, purchaser names, or expected closing date changes. New instructions can affect documents, searches, and the funds needed to complete.

Insurance, title, and lender coordination

The corporation’s insurance does not necessarily address every requirement affecting the owner or lender. Confirm the required coverage with the relevant insurance provider.

Provide the complete record

Send the mortgage commitment, broker’s details, agreement, unit and parking information, and relevant notices. We address the legal registration and closing requirements within the agreed scope.

Keep funding instructions current

Changes in purchasers, borrowing, or completion timing can require revised legal instructions. Notify our office before assuming existing documents can simply be reused. We discuss the title and registration requirements and coordinate the information needed from the lender and other professionals.

Documents to prepare

  • Mortgage commitment and broker details
  • Agreement, unit, parking, and locker information
  • Insurance requirements and relevant corporation documents
  • Builder notices if the purchase is pre-construction
