FIRST-TIME HOME BUYER

Real estate agreement and keys

First-Time Home Buyer

Buying your first home involves unfamiliar documents, deadlines, and closing arrangements. Maki Law provides practical legal guidance so you understand what needs to happen before you receive the keys.

Signing legal documents

Reviewing your purchase agreement

Provide the complete Agreement of Purchase and Sale and its amendments. We review the legal terms within our retainer and explain conditions, closing obligations, and issues requiring your attention.

Preparing your closing budget

Ask for a transaction-specific breakdown of legal fees, disbursements, adjustments, and applicable taxes. Let us know about your ownership history and circumstances so potential first-time buyer benefits can be assessed rather than assumed.

Understand your offer before committing

For a first purchase, begin with the agreement rather than the moving date. Review the deposit, financing and inspection conditions, included items, completion date, and any promises made about the property. Signing creates obligations that should be understood before a condition is waived or a deadline passes.

What to send for review

Provide every schedule, amendment, and relevant notice. Tell us who will own the home, how the down payment will be funded, and whether a family member is contributing or guaranteeing financing.

Title, insurance, and the property itself

A title search addresses ownership and registered interests such as mortgages or easements. It does not replace a physical inspection or confirm that every planned use is permitted. We explain the title information and discuss title insurance, including the scope and limitations of the policy.

Condominium buyers

If your first home is a condominium, arrange timely review of the complete status certificate package. Corporation finances, rules, parking, and locker rights belong in the review alongside the unit itself.

Budget for the complete closing

The funds required include more than the remaining down payment. Taxes, adjustments, title insurance, registration expenses, legal fees, and lender-related charges may form part of the total. First-time buyer refunds have eligibility requirements and should not be assumed.

Signing and funding

We explain the documents and funds needed for your closing. Keep your lender informed and verify payment instructions directly with our office before sending money.

Before your first purchase becomes firm

Tell us which decisions are still open and what matters most about the property. We can explain the legal issues in the offer, identify missing information, and discuss the steps needed before a condition is waived. An inspection, financing decision, and legal document review each answer different questions.
